How it’s calculated
- Selling costs are the agent commission, seller closing costs (a percentage of the price or a dollar amount), concessions, any prepayment penalty and other liens or costs.
- Net proceeds are the sale price minus selling costs, minus your loan payoff.
- If you enter a purchase price, profit is the sale price minus selling costs minus purchase price, rehab and holding costs. The loan payoff does not change profit, because repaying borrowed money is not a cost.
- ROI is profit divided by purchase price plus rehab plus holding costs.

What is a closing net sheet?
It is an estimate of the money a seller receives at closing after paying costs and paying off any loans or liens against the property.
What are typical seller closing costs?
They vary by state and deal, and often include title and escrow fees, transfer taxes and prorated expenses. Use the percentage or dollar amount your title company quotes.
Why is profit different from net proceeds?
Net proceeds are the cash you receive after paying off the loan. Profit compares the sale to everything you invested, so it ignores the loan payoff itself.
Can net proceeds be negative?
Yes. If costs and payoffs exceed the sale price, you would need to bring money to closing. The calculator shows that as a negative number.
